Our most common residential service (driveway + walkway) starts at a base rate that increases with square footage and surface complexity. Yes. We provide free estimates for all residential and commercial projects. The estimate is based on your description of the property or, for larger/complex jobs, an on-site survey before we quote. The number we give you is the number on the invoice.
Starting-at rates reflect our most common service configurations. Actual pricing accounts for square footage, surface material, condition, access, and any add-ons. The variables that affect your quote are listed on our Pricing page.
Yes. Annual and multi-service contracts receive volume pricing. Commercial, fleet, and HOA accounts with recurring programs are charged at discounted rates versus one-time service. Contact us to discuss a contract structure for your property or portfolio.
We accept check and major credit/debit cards. Commercial accounts may be invoiced on net-30 terms with prior approval. Payment is due upon service completion for residential accounts unless otherwise agreed in writing.
Scheduling & Service

We typically book 1–2 weeks out for residential service during peak season (spring through fall). Commercial and fleet accounts on recurring programs have reserved scheduling blocks. Contact us to confirm current availability for your timeline.
We monitor weather forecasts and will contact you to reschedule if conditions are unsafe or would compromise the quality of the service (e.g., soft washing in heavy rain). We do not charge rescheduling fees for weather-related postponements.
For most residential services, you do not need to be home as long as we have clear access to the work areas. For commercial and fleet services, we work around your business hours. We'll confirm access requirements when scheduling.
Standard residential service (driveway + walkway) typically takes 2–4 hours depending on the size and condition of the surfaces. Full exterior cleaning of a single-family home can take 4–8 hours. We'll give you a time estimate with your quote.
Service Details
Pressure washing uses high-velocity water to blast away dirt, stains, and buildup — appropriate for concrete, brick, and stone. Soft washing uses low-pressure water combined with specialized cleaning solutions that kill algae, moss, and bacteria on contact — appropriate for vinyl siding, roofs, wood decks, and other surfaces that can be damaged by high pressure.
When done correctly with the right pressure settings and techniques, pressure washing is safe for concrete, brick, and most hard surfaces. We adjust pressure and methods based on surface material. Soft washing is used for surfaces that would be damaged by high pressure (roof shingles, vinyl, wood). We do not use excessive pressure that risks damage — if a surface requires a gentler method, we use it.
No. We use biodegradable cleaning solutions and take precautions to protect landscaping within the splash zone. This includes pre-wetting plants, using surface runoff controls, and rinsing as needed. Our soft washing solutions are designed to be plant-safe when used as directed.
Gutter cleaning is not currently a standard service. We focus on pressure washing, soft washing, and exterior surface restoration. If you're looking for gutter-specific service, contact us and we can discuss options or refer you to a qualified gutter contractor.
We stand behind our work. If you're not satisfied with the service, contact us within 5 business days of completion and we'll arrange a complimentary re-service. The re-service is limited to the scope of the original service agreement and does not cover additional areas.
Commercial & Fleet
Our fleet washing program requires a minimum of 5 vehicles. We offer per-vehicle rates on recurring programs (weekly, bi-weekly, or monthly) that are more cost-effective than one-time service.
We come to you. Our fleet washing is fully mobile — we bring the equipment, water, and crew to your yard, depot, or job site. You don't need to move vehicles to a service location.
Yes. We carry commercial general liability insurance and provide certificates on request. We are registered as an LLC in Illinois. Commercial and municipal accounts requiring us to be added as an insured vendor should contact us directly for insurance documentation.
Yes. We work with property managers, REITs, and portfolio operators with multiple properties. Contact us to discuss a multi-property agreement and volume pricing.
